Iv had more than 10 complaints. And not even half of them have been resolved. 1st E building elevator is always dirty and ... disgusting the same trash that’s been in has been there for weeks! The 4th floor on E building is always disgusting as well never cleaned dogs and cat pee all over the floor getting in and out elevator not sure why it’s always dirty or what I pay for if it can not be cleaned on a daily or even twice a week.. the park garage in E building is always dirty as well the same cockroach has been sitting by the trash can since I moved in not sure why no one has cleaned it up and I know people change the trash so they not cleaning around the trash cans? My parking spot has a puddle of water making my air pressure in my tire low that’s what my car guy said and told me. Terrible MAintenance
If you want to have working amenities and people who care to about the upkeep of the building, DO NOT LIVE HERE. Elevator ... always broken, Gym equipment constantly broken, electricity is going out all the time, and we have had a ticket on our microwave for 3 years and have yet to get a repair or new one. I was so excited to finally move into this community & get settled in. Unfortunately that was quickly ruined due to the lack ... of cleanliness within the community especially the elevators. Move in day for me was disappointing considering i live on the fourth floor, the elevator was key. Making the first round, i was really hoping the elevator would be clean but no it was filthy & not only that put their was urine all over from someones dog. That alone had me considering breaking my lease. But not being really familiar i was willing to give them a chance to do what i think should be a weekly duty (cleaning the elevators). But no it’s been a week & no changes. Ive already made THREE calls to the office & they said it’d be taken care of. Each time , theres has been no action. Is this even sanitary? Everyone in this community including pets use the elevator , why isn’t it cleaned? its quite embarrassing & id hate to have my guests to step foot in there. this is by far my biggest complaint. something so simple that cant get done. ive asked a former resident if this is a normal thing & sadly they say yes & it is a reason they’re are moving out. The apartment complex is well maintained, the staff is friendly and always willing to help and discuss any concerns you may ... have. Merced is an awesome manager, his staff Rena, Nichole, Kenneth and Simone are always welcoming and enjoy speaking about any concerns you may have. I definitely recommend coming in the office and introducing yourself, they are overall amazing people! Aside from having good customer service, the maintenance always will find the opportunity to attend to every maintenance request as soon as possible. I know they can have a busy schedule but they definitely do the best and try to finish each task in a timely manner! Also I love the pool, the community really thrives at the pool and have made life long friends by just meeting people at the pool. The community is really welcoming and great for every age or family. The pool is a peaceful place to work and focus on any work that you have or want a great place to just get away and take time to relax. This is a pet friendly community so plenty of pet owners if you have one. I also love the location, it’s next to the Tran and you can take it downtown Tempe if you don’t prefer to drive! 8 Month Review
Rio has an infrastructure problem - the place is falling apart. My individual apartment is fine, but the buildings proper ... have a host of problems (elevators scream and shake, car gates work intermittently, the stairs in bldg c are rusted orange and buckling, and the gym has lost AC, doors, bathrooms, and equipment at various points). The staff have always been great to us personally - and rush to fix things when they can. I do not believe that this is a case of negligence, but of being overwhelmed by the sheer amount of problems that crop up in a decaying building. But my main reason for this review is that our mailbox lock is broken. We have not been able to receive USPS mail since June 2022. For some of us who receive medicine through the mail, this is a serious problem that the apartment management does not seem able to address. I do not understand the delay and while I do appreciate that life complicates things and causes delays, nearly three months without mail delivery is ridiculous. Priorities are wrong
Have submitted maintenance requests about flooding that was happening from upstairs apartment, that caused water damage ... in our apartment and the closet outdoor was flooded damaging our items in there, as well as causing damage to the door outside. Never heard back from maintenance or the front office. An additional flooding happened in the hallway from a sprinkler and water got into our apartment, causing water damage inside to several doors and caused mold inside. Never head back from maintenance or front office. And lastly had put in a ticket about our washer and dryer needing to be fixed. Never heard back from anyone.. but yet, despite never hearing back about any of these issues, you guys will put a notice on our door about a small box and a small dolly on our porch. Wow. First Month In
Staff is great to work with until there are misunderstandings and miscommunications, it’s hard to work with one person all ... the way through completion due to work volume and no one is ever on the same page or has the same answers to questions. Parking is great, the pool is amazing, I love the grills here. Location is awesome. However, my little home is falling apart. I’ve only been here one month. The paint is bubbling up off the walls and coming apart, retaining moisture in the walls I’m concerned for future mold, the washer is not washing and the dryer is making a loud screeching noise. The dishwasher is leaking and the garbage disposal is spitting up. The ac went out but due to that being an emergency in the summer they fixed that within 17 hours. Lackluster
I have been a resident for about six months now and the only positive thing to say about this community is its location. ... Management is hard to get in contact with or get a response to an inquiry from. Maintenance is SEVERELY lacking. I have had multiple issues that I have had to wait 5+ days for only for someone to come in and tell me that they didn’t have work orders for half of the things. I have had work orders that were never followed up on or completed even after multiple attempts to contact the office. Things in the apartments like windows, air conditioning, and insulation are extremely subpar for a place that displays themselves as a “luxury “ apartment. I have had issues with something almost every month that shouldn’t have been an issue and turned into something bigger because of poor management. 4 weeks since move in, issues still not fixed
I moved into Rio Paradiso 4 weeks ago from today. The day I moved in, there were issues with my apartment including a hole ... in the wall, mailbox key not working, storage closet key not working, light bulbs out, and broken blinds. I reported these issues to the leasing office the same day I moved in. It has now been 1 month and these issues are still not fixed. I called cooperate last Friday because I was making no progress with reminding the leasing office of these issues every week. Weidner's Arizona corporate office said the manager was out but I would receive a call back. I still have not received a call back and everything has not been fixed. This is unacceptable given the fact these issues were present when I moved in and are still not resolved 4 weeks later. Maintenance- Terrible
They do a terrible job of maintenance on property for both public and personal spaces. Half the gym equipment is usually ... broken, along with a bathroom that’s been broken for 3 months and still is. Doorway into gym broken several months. Taken at least 4 days to fix a drain leak in our kitchen in the apartment. Called, and they made it very clear our issue, which causes the kitchen to be unusable (sink, dishwasher, garbage disposal, all useless at the moment) was not an emergency or a care of theirs. And there is no weekend maintenance staff, so you better hope your stuff breaks during the business week, or you are even more screwed. But they don’t care. Great complex but apartment wasn't clean at move-in
My husband and I moved in a few months ago and I wanted to see how living here was before writing a review. Overall, we really ... enjoy it. I have almost no complaints, but the two I have I feel are big ones. The apartment we moved into was NOT CLEAN when we moved in. There were fingerprints on the doors, some vents covered in black dust, wipe streaks all over the cabinets, grease on cabinets in kitchen, hair in the bath tub, and grossest of all, pet hair ALL OVER the apartment. I don't understand why residents are required to pay a $250 pet deposit and $50 a month for a pet when the apartment isn't professionally cleaned when they moved out. We had to vacuum the carpet 3 times and we bought our own carpet shampooer because the carpet was utterly filthy. I am allergic to cats and dogs and have had allergy trouble ever since moving in despite shampooing the carpets in every room. Please ensure your team is using the deposit and pent rental money to actually clean the apartments when residents move out. The entire apartment should be professionally cleaned and the carpets at least vacuumed and shampooed when residents turn over, if not replaced. This is one of the dirtiest apartments we've moved into. Last issue, dog poop smell from trash cans wafts all over the pool area. Could we please get lids on the cans by the pet area so it doesn't stink so badly, especially in the summer? Otherwise, maintenance and amenities are great, staff is courteous and professional, and grounds are manicured and kept clean. Also thankful that the pool and spa are kept very very clean. Great place to live in Tempe
I have lived at the complex for more than 2 years and have had ups and downs, but overall it has been a very nice place to ... live. I really like the location and many aspects of the complex. It has just been unfortunate that the grounds have been under construction for quite some time; however, COVID-19 impacted this redesign effort greatly. I am looking forward to relocating to a different unit at the end of November and have signed a 15-month lease. I also am looking forward to the various construction projects to be completed. In addition, the staff is really helpful and very nice. They have been great about addressing any concerns that have arisen and in a timely fashion. I have been at Rio Paradiso for abut a month and I love it! This is the best priced apartment I've found with so many benefits ... (my studio is HUGE). First I love the location of being able to get right on the 202, by the light rail station, PHX Sky Harbor Airport, and closet to ASU. I love how accessible it is for my guests when they come over with parking right outside. My apartment had brand-new carpet and I was very pleased with that. I cannot wait to see the renovations once they are finished! It is noisy because of being right next to the airport and train but I don't mind it. I have a beautiful view of the freeway/Tempe. You cannot beat this place as I have been to 4 different apartments here in Arizona. The price, the space, the community... worth it. All staff have been so helpful especially during COVID-19. It's a nice place to live. In the middle of everything. I have my own parking space and it's pretty quiet. There are college ... kids here but hey, we've all been young once. My neighbor has some nice hardwoods compared to my carpet, but I'm not complaining I would think for the price, we would have walk in closets or more storage space one on patio . Upon move in, my apartment was clean but my microwave door was hanging off. Lights need to be replaced over BBQ grille area behind rental office.
